The Canadian government has introduced a major affordability measure through Bill C-4 that could save first-time home buyers thousands of dollars on the purchase of a new home.
Under the new legislation, eligible first-time buyers may receive a full GST rebate on newly built homes priced up to $1 million. For homes priced between $1 million and $1.5 million, the rebate will gradually phase out. This could result in savings of up to $50,000 on qualifying purchases.
The rebate applies to new construction homes, including pre-construction properties and substantially renovated homes. Resale homes are not eligible. To qualify, buyers generally must not have owned and occupied a home in the current year or the previous four calendar years.
The program is intended to help improve affordability while also encouraging new housing construction across Canada. Agreements of purchase and sale entered into on or after March 20, 2025, and before 2031 may qualify, subject to eligibility requirements.
For many buyers, especially in markets like the GTA, this rebate could significantly reduce upfront closing costs and make home ownership more accessible.
